General Terms and Conditions

Services can be ordered online, by e-mail or by phone.
A reservation becomes valid only after confirmation by the operator.

Payment for accommodation and services can be made in cash, by card or by bank transfer.

The customer has the right to cancel the reservation according to the cancellation terms below.

Cancellation Policy

Cancellation more than 30 days before arrival: free of charge
30–21 days before arrival: 50% of the total price
20–0 days before arrival: 100% of the total price

In the event of force majeure during the period of service, the accommodation provider is obliged to offer an alternative date. If the alternative date is not used, the contractual relationship is governed by the above cancellation conditions. If the alternative date is cancelled, the customer is no longer entitled to a new date or refund of the deposit.

Delivery and Payment Terms

Accommodation is provided based on a prior reservation.

Check-out: until 10:00

Payment can be made in cash, by card or by bank transfer.

Personal Data Protection

Personal data are processed in accordance with Regulation (EU) 2016/679 (GDPR) and applicable Czech law.

The customer has the right to access, correct or request deletion of personal data.

Force Majeure and Priority of Terms

Force majeure means extraordinary, unforeseeable and unavoidable events independent of the accommodation provider that prevent or significantly limit the provision of agreed services.

Force majeure includes in particular:

  • war, armed conflict or security crisis, even outside the Czech Republic, if it has a demonstrable impact on Europe or the operation of the accommodation provider
  • terrorist attacks or threats of terrorism
  • major disruptions in the supply of energy (electricity, gas), fuel or water
  • significant disruption of supply chains (e.g. unavailability of food or essential services)
  • extraordinary economic situations with direct impact on operations (e.g. sudden increase in energy or food prices by tens or hundreds of percent in a short time)
  • natural disasters (fire, flood, storm, epidemic, etc.)
  • accidents, technical failures or damage to the property (e.g. destruction of a room by previous guests, water or electricity failure, etc.)

In the event of force majeure, the accommodation provider is entitled to:

  • change the stay to an alternative date
  • modify the scope or price of services accordingly
  • or cancel the reservation

Changes in the scope or form of services due to force majeure are not considered a breach of contract.

If a reservation is cancelled due to force majeure and services cannot be provided, the accommodation provider will offer one alternative date based on operational availability.

If the customer does not use or cancels this alternative date, the obligation of the accommodation provider is considered fulfilled and the customer is not entitled to a refund or any further compensation.

If it is not possible to offer or realize an alternative date, the deposit will be refunded. The refund may be made within a reasonable period depending on the scope and impact of the situation. The accommodation provider is entitled to deduct demonstrable costs related to the reservation from the refunded amount.

These terms and conditions take precedence over the terms of third parties (e.g. booking platforms or partners such as Booking, Previo, Hotely.cz).

Third-party terms may only supplement these conditions, not limit or modify them.

The accommodation provider is not liable for damages caused by force majeure.

The customer acknowledges and expressly agrees that in the event of force majeure, services may be changed, limited or cancelled without any additional compensation beyond this article.
